Hacked!

I got HACKED! And it sucked!

As a person living in 2011, getting hacked is a huge violation of privacy, and a massive inconvenience. Getting hacked as a real estate agent is debilitating, paralyzing and terrifying!

Last night I checked my email for the last time at around midnight. It was a late night for me. And I've had a lot of stuff going on this week with work, and people sending me late night emails isn't uncommon. Then I turned in for the night. I woke up this morning as usual, grabbed my coffee, and opened up my laptop to tackle my day. I usually have about 10 or so work emails needing to be addressed by the time I open my computer.

This morning, Gmail asked me for my password. Odd--since this is my personal laptop and usually my password is saved...Hm...So I entered in my password, a combination of capital and lower case letters as well as numbers. A safe and secure password by anyone's standards I would think. Incorrect password. I re-entered it. Incorrect password. As a pit in my stomach started to develop, I entered it in for a third time. Incorrect password. Uh-oh...

So, I logged into my husband's Gmail account. No problem! But sure enough, Cassie Daughtrey sent him an email at 3 in the morning. Apparently "Cassie Daughtrey" a.k.a. yours truly, a.k.a., some twit on the other side of the globe, had taken a sudden trip to London, and was stuck and in need of $2000 to get back home. An amount I'd surely pay back upon my return. The email on it's own didn't sound like "me." But could it have sounded like me were I stranded in a foreign country and desperate to get home? Possibly. Was it an email that you may take seriously if you haven't heard from me in a long time? Answer--yes. How do I know this you may ask??? Because I spent my day, which I was supposed to be "taking off" fixing this massive hack that turned my virtual world upside down.

As soon as I realized it happened I tried to be pro-active. I went to log into Facebook to see if it had been affected. Incorrect password. Oh no! And of course to reset the password, you can guess that they want to send a link to my email, which was hacked! I felt so helpless.

I finally took the steps to get back into my account. And all of my emails had been deleted permanently. Over the course of 6 years in real estate, thats over 24,000 emails. In addition, they deleted all of my contacts. I recovered the contacts. The emails seem to be gone forever.

As for Facebook, I can hopefully get back in tomorrow.

But through this whole ordeal today, I did learn something kind of cool! It's called 2-Step Verification by Google. I followed the instructions Google told me to do, and I now when I log into my email, I have a specific code that gets sent to my phone that is unique to that specific time of logging in, that I have to enter in.

Yes, it's an extra step to log in.

Yes, it's kind of a pain.

Yes, it means I need my iPhone nearby when I log into my email.

Yes, IT'S WORTH IT!

I have known Cassie for 10+ years as a good friend, and in the past two years i have had the pleasure of getting to know her as a real estate professional. I am a licensed real estate appraiser and work with agents day in and day out, so i feel i have a good idea of what an average agent is like to deal with, as well as great agents. I can confidently say that Cassie has the drive, knowledge, determination, work ethic that separates her from the rest of the field. Just recently, i need to sell a property of mine, this home was an UGLY fixer, i called Cassie for help. Cassie came through with a great attitude, knowledge and marketing to get the job done. I was really nervous about getting the price right and attracting the right buyers to walk through. Sure enough, Cassie pulled in the right buyer kept everything together throughout the complex transaction. Not only did she keep everything together, the deal ended up being a lease option, which means she will not get paid till the end of the lease, incredibly unselfish and proof that she was looking out for me and my best interest. THIS IS A BIG DEAL! Bottom line, i would describe Cassie as a honest, hard working, thoughtful person that happens to be really good and passionate about being a realtor. Thank you Cassie! You have been amazing to work with.

I've known Cassie for several years and have been working with her for nearly 3 years. As a home inspector I work with numerous real estate agents and get a first hand look at how they communicate and interact with their clients. With Cassie, she's always looking out for her client's best interest. She'll work tirelessly to find the perfect home for them. She is very creative and thoughtful. I have inspected all types of homes for Cassie's clients: big, small, fixer, new, condo, etc. She is open to anything her clients push her way.

Her marketing and networking abilities are awesome. I admire the way she connects with her industry, community and co-workers. Every client becomes a good friend and that says something alone. Cassie Daughtrey is a talented real estate professional and I would highly recommend her to anyone interesting in buying or selling a home. She will work hard for you.

We were house hunting while here from out of state, can not EVEN begin to tell you how stressful that is, shopping for a home on a budget with limited time to find one. After 6 days with a different realtor (who by the way will get a one star if I can even find here), we were not being shown homes that one: met our needs and two: was even close to our budget. We felt like we were house hunting with a robot that had a bug in its programming. We said $450,000 budget and she continued to show us $700,000 homes. Frustrating to say the least! We wasted days with this inept agent. We actually met Cassie when calling on a home on our own, giving up on or current agent to be remotely helpful. We "clicked" immediately! Cassie Daughtrey gave us the tour of Seattle and we found our home on our last day in Seattle, day 8. Just amazing considering we spent 6 days spinning our wheels with the bad one star agent.

What makes Cassie shine is she heard us. She didn't waste one minute of our precious time and she also responded to our calls and frantic emails. (Previous 1 star agent rarely called us back and our emails got a generic response) Next to giving birth buying a home is the biggest event in a couple's life and I can't even imagine going through this if not for all the hand holding and positive vibe Cassie would give us. We hit a few glitches along the way and Cassie was our biggest advocate as far as representing OUR best interest and we got exactly what we wanted and closed early! Next comes the baby and the puppy so I'm sure we will be house hunting again and will not even consider using anyone else.

I have SO many great things to say about Cassie, I don't even know where to begin! When my husband and I began the house hunt, we were working with an agent originally who was beyond lazy and even a little bit corrupt (she asked us to lie to her employer about how we met so she could get a bigger commission! Ew!) So when a friend recommended Cassie Daughtrey, I figured I might as well meet her, as no one could be worse than the agent we were already working with.

From the moment we met with Cassie, we realized that not all agents are created equal! This woman is a non-stop, energetic, go-getter who will not sleep until you are living in the house of your dreams! She worked SO hard for us, there were times we couldn't believe how she would go above and beyond the call of duty (for example - when the seller was refusing to accept our offer because it was a VA loan, she stepped in, applied for the builder to receive a special VA certification, and sweet talked the lady at the VA office to rush the certification through! All of this was done quietly on her end, never letting us know how much behind-the-scenes work she was doing until the deal was done!)

Cassie worked tirelessly to get us into our dream home for a price we could afford - my husband and I still walk around our house wondering how we got SO lucky. Well we know, we got lucky because we found Cassie.

I highly recommend this amazing realtor to anyone looking to buy or sell their home - she is truly one of a kind!

Cassie is a wonderful person and this helps make her an EXCEPTIONAL Real Estate Agent. She's truly the only agent my husband and I will work with. We've purchased and sold many properties and dealt with countless agents and none of them hold a candle to Cassie.
She took our home (that we were selling) and turned it into a profitable sale in under 45 days in a softer than soft market when FOUR AGENTS previous had blown us off because it wasn't a "hot" property. She willingly took on the extreme challenge of a property in an undesirable home but with huge potential (awesome view) and helped us help buyers see how valuable and wonderful it was.
Cassie is an expert at creating vision, inspiriting passion, and helping show the real potential of properties she's selling - even the most desirable property will be enhanced with her marketing, her hard work, and her dedication to her art. She truly makes buying and selling an art that could be put on show and enjoyed by so many!

Top agent! Found her lurking outside a rather dumpy place in WQA, and since the agent I'd worked with a bit in the suburbs was worse than useless, U=I wasn;t sure what to expect, but no matter how weird things got with me (pretty weird) on my mission, she didn't flinch, and was as informative as a tour guide, as she was an agent, and throughout my house search, she was personable and diligent, and considering the chaos I bring to everything I do, I want it known that, chief amonst her many virtues is her tremendous reservoir of patience! The Seattle market is showing what I would call some serious promise for improvement. The multiple listing service breaks down different cities and counties into areas. An area that I pour a lot of my focus into is Area 705. Area 705 includes neighborhoods Ballard, Phinney Ridge, Fremont, Wallingford, Green Lake, Crown Hill, Greenwood, Blue Ridge, etc...Basically from north of Lake Union and the canal, all the way up to 145th, west of Roosevelt. That's, at least without a map, the best way I can describe this area. It's HUGE!

Anyway, I ran a rough comparative market analysis on how things are going in this area over the last 4o days or so, compared to the same 40 day period one year ago. Here is what I've concluded:

In the last 40 days, 61 homes sold in area 705. Last year during the same 40 days, 115 homes sold. That sounds horrible, right? Well, maybe. But just wait...The median sales price in 2009 was $460k. The average sales price in 2009 was $535k. The average days on market in 2009 was 111. The median sales price in 2008 was $479k. The average sales price in 2008 was $523k. And the average days on market for 2008 was 83. To break that down into percentages...

So far, in the area 705...(again, only the last 40 days have been analyzed, and compared with the same 40 days last year)

The median sales price has dropped 4% in 2009 compared to 2008
The average sales price has increased 1% in 2009 compared to 2008
The average days on market has increased 33% in 2009 compared to 2008

My contention is this is great! Yes, places stayed on the market quite a bit longer this year. This was to be expected. Homebuyers are figuring out their financing, taking a longer time to look around, and being pickier about their choices. There's nothing wrong with that. I'm working with buyers who are in no rush and do not feel the need to rush! Good for them. If they miss an opporunity, they know another one will arise. These prices are realistic. There's more inventory, and better priced inventory, so I expect sales are going to increase over the next few months and we will have a good summer.

Unemployment is on the rise, but there are still people with good jobs. There are people still house hunting. There are people in certain industries (medical, government, etc...) that still feel solid about their employment and are taking advantage of the market opportunities. In-city living is a reachable, obtainable goal.

What do all of these numbers mean? Well, I'm going to break it down for the specific neighborhood of Wallingford.

Again, same 40 day window of analysis:

In 2008, Wallingford had 8 homes sell. In 2009, there were 5. A difference of -38.5%.
In 2008, the average Wallingford home sat on the market for 88 days. In 2009, that number is 87. An improvement of one day. (But hey! An improvement!)
In 2008, the average Wallingford home sold for $288 a square foot. In 2009, $267. A difference of -7.3%.
The median price in 2008 was $610k. In 2009, $509k. A difference of -17.6%.
The average price in 2008 was $651k. In 2009, $664k. A difference of 1%.

Going on percentages, a drop in sales quantity looks really bad at a drop of almost 40%. But really, it was a difference of 3 homes. And currently in Wallingford, there are 5 homes pending sale. Most likely, those will this month. The average days on market has almost maintained identical averages. And though the median price in 2008 was higher, I find more importantly that the average 2009 home has actually also maintained (with a slight improvement this year). Things have slowed in Wallingford a bit, yes. Does that make Wallingford a less desirable neighborhood? No! Does that make Wallingford lose value in the eyes of house hunters? No! But it instills a sense of patience. A sense of wanting to really get the value out of their home choices. Wallingford is still one of the best neighborhoods in Seattle. And the bottomline is, things are moving! Slower, sure, but moving none the less! If you're looking to sell your home, be optimistic. Price it right, use staging advice, listen to your realtor, and be willing to possibly wait 87 or so days, and it will sell! If you're looking to buy a home, look at everything you can! Have your agent pull comps. Have your agent pull averages. Have your agent do their homework. If you think a house should be a better price than it is, don't be afraid to offer what you think it's worth, and just back it up with why!

Area 705 is doing great! It's slowed, yes, and doors of opportunity are abound.

We are in SEATTLE! Forbes Magazine said Seattle was the top city to be in on the rebound of this down economy. The TOP city. I have strong faith that the drop in sales, drop in prices, and slowed market is just what the Seattle Real Estate Doctor ordered. I personally welcome challenges and adversity with open arms. I enjoy working and am getting tremendous satisfaction out of the current market. To the Debbie Downers of the Seattle housing market, sit on the bench where you belong, and watch over the next few months what great things happen!

Opportunity has knocked in this economy...

Am I crazy to embrace this economy with open arms? Not only is my business doing better than ever. Not only am I busier than ever. But I've been able to help people who would have otherwise thought they could never afford a home in this economy.

I have felt both sides of the economic coin. My husband lost his job in October. He's an educated young man, with two degrees in architecture and construction management. He was told when he graduated that he will never lack for a job because of the field he'd chosen. Now, 5 months after being laid off, commercial and residential contractors aren't hiring, and neither are architecture firms. In fact, about once a week we're hearing about another layoff. And I do truly feel their pain. However, my husband's job loss was a huge blessing in disguise.

Necessity is the mother of invention. My husband has now started a real estate investing company and is very excited about what being "jobless" has provided for him.

The other side of the coin is my side. The Seattle Real Estate Sales side. I'm 27 years old. The majority of my friends are between the ages of 24 and 35 years old. They are college educated. They are ambitious. And like the majority of Americans, they want to own a home. I became a full-time real estate agent in 2006. And to find an in-city Seattle home under $500k was no doubt a fixer, or possibly a tear-down. And a $500k mortgage??? Good luck!

So I had all of these great friends, working in the city, living in the city, renting in the city. Though they wanted to buy a home, the idea of leaving the city was unappealing to most of them. Now, finally, as prices have dropped, a new opportunity has bestowed itself upon those who wanted to maintain their in-city living experience. Being able to walk to their local coffee shop, park, market, restaurants. Being able to go downtown for an event without it being a trek across the water. And how great to be able to achieve this!

Now, with layoffs, yes, it's hard. But eventually the job market will pick back up. And I believe the real estate market will be behind that. I've been blessed to find opportunity in tragedy. Dwelling on my husband's job loss only furthers the economic doom and gloom that's pumped up in the media. So why bother! Life is good!

Life has handed me lemons, and I'm producing lemonade like crazy!
